Real Estate Markets Set to Normalize in 2023 After Nearly Three Years of the Pandemic Boom

What a difference a year makes.

At the beginning of 2022, real estate markets all over the world were up against huge demand, limited supply and high prices. Looking toward 2023, the landscape has changed dramatically since central banks began raising interest rates last spring.

Although home prices are falling and homes are lingering on the market, many in the industry look at the shift as more of a normalization than a correction. Sales activity and price growth from March 2020 to March 2022 was too hot not to cool down.

The process has already started. Global house-price growth for luxury properties—the top 5{0cd64a0a8f98edc6e1a333a4649a39f4fde229418ea626ab6b5ac18b9de2691d} of the market—slowed to 8.8{0cd64a0a8f98edc6e1a333a4649a39f4fde229418ea626ab6b5ac18b9de2691d} per year in the third quarter, down from 10.9{0cd64a0a8f98edc6e1a333a4649a39f4fde229418ea626ab6b5ac18b9de2691d} at their peak in the start of 2022, according to a report from Knight Frank. But when accounting for inflation house prices are actually now declining by 0.3{0cd64a0a8f98edc6e1a333a4649a39f4fde229418ea626ab6b5ac18b9de2691d} year-on-year, the report said.

In the U.S., markets are “coming back to Earth,” according to Jonathan Miller, president and CEO of the New York-based appraisal company Miller Samuel.

“Clearly the pivot of Fed policy has had an impact on every housing market in the country because rates were too low for too long,” Jonathan Miller, president and CEO of the appraisal company Miller Samuel. “It created this insatiable demand and obliterated supply.”

Sure, there are whispers of a recession. But Mr. Miller thinks it will be light compared to past periods of economic difficulty, largely because of the strong labor market.

Other major cities are facing similar headwinds, including London and Sydney. But places that saw huge influxes of people come to town in recent years, such as Dubai and Miami, are likely to see little or no impact, experts say.

Mansion Global talked to industry experts in seven luxury real estate hubs around the world to get their crystal ball predictions for 2023.

New York’s real estate market started to slip in the second half of 2022, and is likely to continue to do so for the first six months of 2023.

New York City

Following a record-setting year in 2021, sales activity in the city had already seen a significant slowdown by December—and that’s expected to last at least through the second quarter.

“The first two quarters of 2022 were excellent, like superb. And then the third quarter started to slow down and now the fourth quarter has really slowed down,” said Bess Freedman, the CEO of Brown Harris Stevens, who noted that deals are down and demand has cooled.

Looking to 2023, Ms. Freedman predicts continued turbulence for real estate as the Fed works to get inflation under control with continued rate raises. Fears of a recession—even a mild one—are also top of mind, despite the strength of the labor market, she added.

“Real estate will be as it has been recently, which is a little bit rocky,” she explained. “It’s been ups and downs. There are still a lot of people spending a lot of money on expensive apartments—we just had somebody sign something for over $20 million. People are still closing and signing; they aren’t all walking away, but it’s slower. … It’s going to be a little challenging in the first quarter and maybe into the second, but I think we’ll rebound and start picking up again.”

However, the strong dollar continues to hinder international investment and Wall Street executives could see up to 30{0cd64a0a8f98edc6e1a333a4649a39f4fde229418ea626ab6b5ac18b9de2691d} cuts to bonuses compared to 2021, both obstacles to market growth, according to Mr. Miller.

And although Manhattan has a high percentage of cash buyers, lower rates would benefit the borough, Mr. Miller said. New York buyers are also in tune with financial markets, which, of course, have been volatile because of Fed policy changes.

“It creates a cautionary environment,” he said. “No one likes uncertainty and Manhattan is no different. We’re probably looking at a year closer to pre-pandemic, which was a little bit below average in terms of activity. … The 2023 story is going to be normalized, [and] certainly not a boom.”

There’s still high demand for homes in Miami and South Florida, and inventory has not recovered.

Miami

South Florida has been one of the biggest beneficiaries of pandemic migration fueled by the ability to work remotely, low tax rates and the substantial stock market gains realized by many in 2020 and 2021. Demand has been so high that inventory is now extremely limited, keeping prices elevated.

Take Miami Beach, where inventory has dropped more than 60{0cd64a0a8f98edc6e1a333a4649a39f4fde229418ea626ab6b5ac18b9de2691d} since the pandemic began, according to data from Mr. Miller, who is the author of market reports across the country for brokerage Douglas Elliman. Or consider Palm Beach, Florida, where inventory “has collapsed,” he said.

“Miami—and I think it speaks to a large portion of Florida—was rebranded as a place to work during the pandemic,” Mr. Miller said. “The ability of remote work and greater mobility generally comes with higher compensation. So there’s been a restructuring of Miami real estate, not just because the significant excess supply has been obliterated, but because it’s providing a pro-business atmosphere that is pulling companies out of high-cost housing markets to Florida.”

That demand continues, remaining “well above pre-pandemic levels,” Mr. Miller said.

“When you compare the third quarter of 2022 to the third quarter of 2019, you’re looking at a market with nearly 60{0cd64a0a8f98edc6e1a333a4649a39f4fde229418ea626ab6b5ac18b9de2691d} less supply and sales that are 22{0cd64a0a8f98edc6e1a333a4649a39f4fde229418ea626ab6b5ac18b9de2691d} higher,” he explained. “In 2023, we’re expecting more of the same: A limited inventory with relatively stable sales activity.”

So far, low supply has kept prices elevated, Mr. Miller said. The median price of a Miami Beach home in the third quarter was $550,000, and that is 34{0cd64a0a8f98edc6e1a333a4649a39f4fde229418ea626ab6b5ac18b9de2691d} higher than pre-pandemic, he added.

“What we’re seeing is a housing market that is coming back down to Earth, but likely to be better than pre-pandemic conditions because the housing economy has been restructured with the advent of remote work,” Mr. Miller continued.

Some areas, such as Palm Beach may seem immune to economic headwinds because of its already limited inventory, which is now 63{0cd64a0a8f98edc6e1a333a4649a39f4fde229418ea626ab6b5ac18b9de2691d} lower than before the pandemic, Mr. Miller said. Because of that, there’s unlikely to be a price correction.

“Palm Beach is a niche luxury market,” he noted. With a potential recession in front of us, South Florida seems to be less exposed, but they will feel it as well. I just don’t think it’ll be as intense.”

Sydney’s market is also cooling, but there are few signs of distress.

Sydney

Interest rates have also risen across Australia and are likely to continue to do so into 2023, pushing buyers to the sidelines after the country’s own pandemic real estate boom.

Sydney and surrounding suburbs—including Darling Point and Point Piper—saw an increase in luxury home sales, as did regional markets further from the city, over the pandemic, according to Nerida Conisbee, chief economist at the agency Ray White. With increased demand fueled by remote work, prices soared until interest rates started ticking up.

But that trend started to reverse itself with the first rate raise from Australia’s central bank. Prices fell 10.6{0cd64a0a8f98edc6e1a333a4649a39f4fde229418ea626ab6b5ac18b9de2691d} annually in November, according to a December report from CoreLogic.

“On the ground, we’ve seen a definite cooling of the market but little signs of distress,” Ms. Conisbee said in an email. “No one is rushing to get out of the market, but for those that are selling, there is less competition for properties, which is flowing through to flatter price growth. With interest rates expected to continue to rise … it’s looking like a much slower property market compared to what we’ve become accustomed to over the past two years.”

Rates are likely to rise through the first quarter of next year, which would put further downward pressure on property prices until rates peak, expected in early-to-mid 2023, according to CoreLogic. However, the pace of declines has slowed since hitting its nadir in August.

“After recording a steep monthly decline of 1.6{0cd64a0a8f98edc6e1a333a4649a39f4fde229418ea626ab6b5ac18b9de2691d} in August, the rate of monthly decreases in national home values eased,” the report said. “Across Sydney, the quarterly decline trend has eased from -6.1{0cd64a0a8f98edc6e1a333a4649a39f4fde229418ea626ab6b5ac18b9de2691d} over the September quarter to -4.4{0cd64a0a8f98edc6e1a333a4649a39f4fde229418ea626ab6b5ac18b9de2691d} in the three months to November.”

Next year, the market could benefit from a return of investors, as well as first-time home buyers who want to escape the tight rental market, the report continued. But there could be other headwinds.

“While declines have been slowing, it’s early days,” according to CoreLogic. “The outlook for the Australian property market still has some downside risk. For example, further increases in interest rates or an unwinding in the labor market outlook could see this trend re-accelerate.”

Dubai’s housing market is set to remain strong in 2023.

Dubai

Dubai’s high-end real estate market has had a seemingly unstoppable year, and it looks set to continue into 2023.

“2022 has been a record-breaking year in terms of transaction volume recorded at the Dubai Land Department, as well as highest price transactions for both rentals and sales,” said Andero Morgos, senior global property consultant at Luxhabitat Sotheby’s International Realty, who expects a continuing increase in transactions, in both value and volume, is in the cards next year.

“We are quite bullish on the luxury real estate market but do not anticipate prices to go up much in 2023,” he said. “The focus is all on the quality of the product now, especially branded residences which are being launched along with developers offering more supply of projects in the luxury sector to cater to the influx of millionaires and [ultra-high-net-worth] clients into the U.A.E.”

Quality of finishes and developments will be under buyer’s microscopes next year, with the most in-demand properties being those that can compete with high-end residences in major cities globally, according to Mr. Morgos.

“Secure and private homes will also be a very highly sought-after factor with more outdoor space being required post-Covid but also having the privacy element implemented,” he added. “Even with an increase in interest rates from banks and lenders, don’t wait to buy. Opportunities for prime real estate will increase in 2023 and these opportunities will not be around later on to be able to enter into at the desired price in the near future.”

Prime central London-the very heart of the city-is expected to outperform the rest of London.

London

London’s property market is entering 2023 on the tail of an unprecedented whirlwind.

The U.K. saw three prime ministers in 2022 alongside the death of its longest-reigning monarch and the emergence of a gamut of economic challenges, including a slumping pound, rising interest rates and a surging cost of living.

According to a recent forecast from Knight Frank, prime home prices across the capital are set to dip 3{0cd64a0a8f98edc6e1a333a4649a39f4fde229418ea626ab6b5ac18b9de2691d} in 2023, but remains widely popular with buyers, ranking as the city that most high-net worth individuals are likely to purchase in over the next year or two.

“Whilst there are fewer active buyers right now, there are plenty who intend to purchase in 2023,” said Mark Well, CEO and founder of Invisible Homes, a platform to connect those looking to buy or sell a home off-market.

“The first quarter will be all about sentiment—buyers will be looking over their shoulders for signs of what the market is doing,” he said. “Given the number of serious buyers who are in the market, we feel confident that this will continue into 2023.”

Prime central London—the very heart of the city—is expected to outperform the rest of London in the coming months as overseas dollar-based buyers from the U.S., the Middle East and Asia move-in to take advantage of the weak pound.

“At the end of September this year, U.K. property was 25{0cd64a0a8f98edc6e1a333a4649a39f4fde229418ea626ab6b5ac18b9de2691d} less expensive for these buyers than in June 2021 and this is a trend we expect to continue,” said Samuel Richardson, head of sales at Carter Jonas in Marylebone and Mayfair. “80{0cd64a0a8f98edc6e1a333a4649a39f4fde229418ea626ab6b5ac18b9de2691d} of those that purchased via our Marylebone office in prime central London in the last quarter of 2022 have been from overseas. 50{0cd64a0a8f98edc6e1a333a4649a39f4fde229418ea626ab6b5ac18b9de2691d} have been dollar buyers.”

In particular, the posh neighborhoods of Mayfair, Marylebone, Kensington and Chelsea are set to be standout performers next year, driven by all-cash investment buyers, he said.

A significant slowdown hit the San Francisco market in late 2022, and next year is likely to be in the same vein.

San Francisco

2022 marked the end of a long and prosperous run in San Francisco’s luxury housing market, largely driven by the booming tech industry and the huge amounts of wealth it brought to the city.

“Since mid-year, large changes in macroeconomic conditions—exemplified by soaring inflation and interest rates, and declining stock markets—started to let the air out of overpressurized markets,” said Patrick Carlisle, chief market analyst in the San Francisco Bay Area at Compass.

“Not a crash on the highway at high-speed, nothing like the 2008 meltdown, but a significant slowing nonetheless, a decline in confidence and an increase in uncertainty. And in affluent housing markets especially, buyers tend to hold back during such times to see how things are going to settle out.”

2023 will probably continue in the same vein. “Neither markedly improving or declining, until we see a resurgence in general economic confidence—a major decline in interest rates and a concomitant recovery in financial markets—and a sense that San Francisco is getting back on track and going in a positive social/economic/political direction again,” he added.

But as it has in the past, “it can only be presumed that it will bounce back again,” Mr. Carlisle said. In the meantime, it’s “an excellent time for buyers to aggressively negotiate home purchases at prices well below those of recent years.”

That’s especially true in the luxury and ultra-luxury condo markets located in the city’s downtown/high-tech district, an enclave hit harder than any place in the city, according to Mr. Carlisle.

“There are deals to be made here for buyers with a longer term view,” he said. “The old maxim says that the best time to buy is when there is blood in the streets.”

Los Angeles’ luxury market is expected to hold strong next year.

Los Angeles

Halfway through 2022, change came to the Los Angeles property market. It “shifted away from the unsustainable pace of the last two-and-a-half years,” said Mauricio Umansky, CEO of The Agency. “Volume dropped while the industry’s cyclical nature and historical seasonality quickly returned. What felt like a jolt was actually what I believe was the beginning of a rebalancing act.”

In 2023, the city’s luxury market is expected to hold strong.

“More millionaires exist today than at any other point in history. Markets are more globalized than ever, and there is much wealth to be distributed, especially among hyper-wealthy markets,” Mr. Umansky said.

“I believe housing remains a primary investment for the world’s most affluent citizens and a safe hedge against inflation,” he added. “While economists predict the slowdown in volume to continue into the start of the new year, supply is still tight and demand is on the rise, meaning price growth is still expected in the year ahead.”

Indeed prime properties across Los Angeles are expected to see their value grow 4{0cd64a0a8f98edc6e1a333a4649a39f4fde229418ea626ab6b5ac18b9de2691d} in 2023, according to a recent forecast from Knight Frank.

Next year, “stability will be the name of the game,” Mr. Umansky said. “While the current market presents some points of discomfort, buyers, sellers and agents will acclimate to our new normal until the market picks up again.”

New York was a “choppy luxurious market” in 2022

New York City’s luxury current market held rapidly in 2022, in accordance to the yr-in-overview report from Olshan Realty. Some 1,304 contracts have been signed at $4 million and above, totaling above $10.3 billion in sales. A great deal of that action was in the initial fifty percent of the year, with only 468 promotions closed in the latter half of 2022. “We now come across ourselves navigating a choppy luxury market—some secure months and some lousy kinds,” wrote veteran real estate agent Donna Olshan, who prepares the report.

She advises towards hoping to examine this yr to 2021, which observed 1,877 significant-conclusion gross sales, many thanks to “a residence-obtaining spree fueled by lower curiosity charges and a bloated stock current market.” But, Olshan added, 2022 falls “exactly in the center of the pack” around the previous 10 years. “[This year] did outperform every yr from 2016 to 2020,” she wrote. “We’ll get it.”

We Buy, You Buy, iBuy: PropTech Finds Its Place in Traditional Real Estate

We Buy, You Buy, iBuy: PropTech Finds Its Place in Traditional Real Estate

Can technology bridge the gap between buyers, sellers and funds?

The property market landscape is changing. Not only have 30-year mortgage rates reached their highest levels in two decades, but the pandemic-driven widespread move to digital solutions is a change that is likely here to stay. Along with these market shifts, much of what has been familiar in the homebuying and selling processes for generations is being remodeled.

One area of the real estate industry that is getting a particularly large overhaul is the homebuying and financing space with the emergence of iBuyers (instant buyers) and other related PropTech technologies. IBuying allows homeowners to quickly sell their properties online for all cash, typically to large, deep-pocketed investors and corporations.

In 2021, venture capital investment into real estate tech reached a record-breaking $32 billion, a 28{0cd64a0a8f98edc6e1a333a4649a39f4fde229418ea626ab6b5ac18b9de2691d} increase in funding since 2020, according to The Center for Real Estate Technology & Innovation (CRETI). Much of this funding landed with companies that provide iBuying and bridge financing solutions – two approaches to the homebuying process that prioritize certainty of transaction completion for buyers and sellers while also adding additional efficiencies to a process that has many contingencies and much uncertainty built in.

“These PropTechs are trying to bring venture capital technology to the consumer to give them choice and flexibility as to how they either find a house, buy a house or protect the house,” said CoreLogic’s real estate tech solutions expert Mark Weaver.

Will the Cooling Housing Market Affect iBuyers?

IBuyers are not a new phenomenon in the real estate space. They are, however, an option that has gained popularity in the last two years as market dynamics encouraged quick transactions.

But as the housing market begins to cool, the long-term success of market-leading companies such as OpenDoor and OfferPad is predicated on the accuracy and reliability of their data. After all, iBuyers typically use a “buy-box” model whereby they define the acceptable parameters, based on market conditions, for purchasing a home instantly for cash. If an estimated valuation is off, an iBuying company stands to lose a significant portion of its investment, especially when executing large purchase volumes.

“In the PropTech space, we’ve worked with a leading iBuyer to navigate market conditions as they started to change and the company’s risk appetite changed,” explained Weaver. “We helped this leading iBuyer overhaul what we call their ‘buy-box,’ so that now they’re only going to make instant offers on homes under certain parameters and conditions that we help them refine in response to the changing market.”

The relaxing market has also brought forth questions surrounding maximizing a home’s market value. Given the importance of a property’s market value, sellers that work with iBuyers want to be sure that they are receiving a highly competitive offer. Since it can be difficult to know whether the data supporting an iBuyer’s offer is of the highest quality, working with an experienced and trustworthy real estate agent is still the most popular approach to ensure that all aspects of a home’s value, from school districts to neighborhood amenities, are considered and marketed to potential buyers.

The Human Touch Remains Important

As pandemic market trends begin to give way to new realities — easing competition and a slowing pace of home price gains are trends that are taking hold  — real estate agents are still a highly reliable resource for both homebuyers and sellers.

Working with a real estate agent is not what it used to be. A new generation of agents is supporting buyers in a way that merges old-school community knowledge with data-powered, digital tools. With access to services like Matrix, which provides instant access to new home listings, and portals that allow for instant communication through every step of the process, agents are a valuable resource in the homebuying and selling process — especially when weighing whether to engage with automated technology solutions like iBuyers.

While options like iBuying should not be overlooked, it can also be helpful to consult a real estate agent because they can offer advice on current market conditions, as well as insight into how much one can reasonably expect to earn on a home sale. If sellers are armed with accurate market information, they will be better able to judge instant offers and decide whether that route is feasible or whether they should take the traditional route and put the property on the open market. Should a seller choose the latter avenue, it is invaluable to tap a knowledgeable, experienced agent who can offer insights on how to price a home, the number of offers to reasonably expect and how long a sale might take.

Similarly for buyers, many real estate agents have a deep understanding of the most current market trends, including supply levels, the average number of offers on homes, the percentage of all-cash bids and the quality of local schools. Arming yourself with that knowledge can not only help buyers purchase the right home, but it can allow them to optimize and streamline the overall experience via the use of new technologies.

As the recipient of seven Ballon d’Ors–the most granted to any single individual in the award’s history–professional soccer player Lionel Messi is considered by many to be one of the most talented footballers to ever step on the pitch. In the FIFA sphere, that massive level of prestige comes with a corresponding degree of hefty profits. The Argentinian sportsman, who spent two decades playing for Barcelona (where he scored a record number of goals for a single club) up until his switch to Paris Saint-Germain last year, was named Forbes’s number one highest-paid athlete in 2019 and 2022.

Messi has certainly put that money to use, collecting a fleet of luxury cars, vacationing in $10,000-a-night rental properties, building a hotel empire, and of course, investing in a number of luxury properties. Below, we outline some of the impressive real estate dealings that the soccer star has made throughout his career.

2009

For over a decade, Messi’s primary residence was the Barcelona-adjacent abode that he paid $2 million for in 2009, which was also around the time he won his first Ballon d’Or. Located in Castelldefels, an exclusive coastal city about 15 miles from the Catalonian capital, the estate has a current estimated value of $7 million. The legendary athlete and his wife, Antonela, invested millions of dollars into the property, including the purchase of an adjacent plot of land (reportedly, he bought out his neighbor’s house because they were too loud).

The large private compound hosted a gym, spa, theater, pool, a large terrace for lounging and barbecuing, and a personal-sized soccer field to practice and play on with his three young children and his huge French Mastiff named Hulk. Inside, the modern home was decorated in cozy neutrals and boasted views of the Mediterranean Sea and the Catalan hills from its numerous terraces and sprawling floor-to-ceiling windows. The mansion was conveniently located only 12 miles from Camp Nou, the FC Barcelona soccer stadium. Due to environmental restrictions, the property was in a no-fly zone, providing an added bonus of privacy and serenity for the famous athlete.

It is not entirely clear if Messi still owns the home or sold it following the end of his contract with Barcelona.

2017

In 2017, when Messi made his record-breaking 366th goal for Barcelona, he also began his money-making venture as a hotelier. He reportedly spent $30.5 million on his first hotel, a four-star beachside property in Sitges, Catalonia, about 24 miles from his Barcelona home. The modern structure built in 2013 offers 77 rooms, a full-service spa, and a luxe rooftop bar and swimming pool with panoramic views.

Over the years the soccer player has continued to invest in a growing lineup of lodges under the name MiM Hotels by Majestic Hotel Group. To date, the chain has acquired five boutique properties across Spain and an upcoming resort in Andorra set to open in 2023.

2019

In 2019, Messi put down roots in the US with the $5 million purchase of an oceanfront condo in Sunny Isles Beach, Miami. Spanning 3,555 square feet, the three-bedroom and four-and-a-half bathroom dwelling is located in the Porsche Design Tower, a 2016-built luxury condo rising 60 stories with a glass car elevator that allows its residents to access their vehicles without exiting their living quarters, making for a coveted element of privacy for high-profile tenants.

How Real Estate Agents Are Using QR Code Technology To Simplify The Home-Buying Experience

The popularity of QR codes have seen many ups and downs over the course of its almost 30-year existence, but with the need for contact-less menus and transactions during the pandemic, barcode technology is coming back in a big way. From 2018-2020, QR code usage has increased by 96{0cd64a0a8f98edc6e1a333a4649a39f4fde229418ea626ab6b5ac18b9de2691d} and many of the top real estate brokerages across the globe have taken notice.

With internet listings now being the primary means for home searches, the ease of use and speed of QR codes have made this once-forgotten technology more valuable than ever.

Here’s how top agents are using this simple yet effective tool to connect with clients.

Straightforward Listings

Previously, one of the main drawbacks of QR codes was entire segments of the population unaware of how the technology worked, but that has drastically changed since the pandemic says Chris Morrison, co-founder of RETSY. “I went to a restaurant with my mother, who is not a tech-savvy person, and I watched her easily scan a QR code to order a drink. I realized then that a lot more people must know how to use this technology than before.”

It was this realization that helped lead Morrison to start RETSY and develop the proprietary technology that would define the Scottsdale-based brokerage. “We use QR codes on almost every listing. What it does is give the consumer easy access to the information they want without all the extra trouble. No agents nagging you for months, no 1-800 recordings, no empty flier boxes. Just scan and you’ve got everything you need.”

For Tracey Atkins, a director at Private Property Global, QR codes not only make listings easier to access but also more enticing. By removing unnecessary text from listing advertisements, Atkins says that “we look less like we’re selling a home on the market and more that we’re telling a home to the market.”

The Melbourne-based marketing specialist added, “all we use is the image, the address and a QR code, and that leads them to a video where they can get a deeper level of understanding and engagement.”

Tried and True Methods Meet Modern Technology

Most agents have learned that sometimes traditional means of connecting with clients, like newspaper ads, billboards and cards, can work the best. However, for Catherine Bassick of Bassick Real Estate Advisors, adding a little update to these methods can make all the difference.

“I send out postcards about properties coming to the market and also those recently sold and I include a QR code to enable folks to get right to the property website instead of having to find it through several steps.”

Atkins says that PPG utilized QR codes alongside more classic advertising strategies when marketing the renowned Melbourne mansion Namarong. “We did a large campaign that included using QR codes through a national newspaper which was a powerful way to leverage that media and an opportunity for further storytelling.”

Agent Intel, With Ease

The ease of QR codes doesn’t just apply to home buyers but to agents as well, says Morrison. “When someone sees a property they like, they can scan the real estate sign and now we, as agents, can show them not only that property but others similar to it. We’re trying to make the perfect ecosystem for our agents.”

By using technology like QR codes, Morrison says that RETSY has been able to draw in some of “the top performing luxury agents who know that the tools we provide give us an advantage over any type of competition.”

The head of the Morrison Team added that the data gathered from QR codes is used for real estate and real estate only.

“A lot of companies give out QR codes so they can scrape your information, but with our system, it’s a closed loop, and it’s designed just for the real estate agents.”

Creating A Personnel Connection

In addition to connecting home buyers with listings, Jim Dolan, owner of CDR San Miguel, says the scannable technology also aids in marketing his brokerage and himself.

“We put QR codes on the back of our cell phones. It’s great, I’ll be at a conference or socializing and someone will ask for a business card and all I have to do is flip my phone over and they instinctively know what to do.”

The luxury broker continued that, unlike physical business cards, digital cards are more likely to remain in the hands, or phones, of potential clients. “Most of the time you get these cards and they end up in a stack in your closet. But with QR codes, my information goes directly into their phones, and that’s a big thing for us.”
